Conceptual Design

Initial advice to the client / design team at the early stage of the design. Identifying key firesafety issues and potential solutions to the proposed design.

Fire Options Document

A Fire Options Document is provided at the concept and planning stage. This is a short report identifying the fire safety issues at the conceptual stage of the design and the options to address these issues. safety issues and potential solutions to the proposed design.

Outline Fire Strategy

An Outline Fire Strategy is provided at the concept and planning stage. This report covers fire safety aspects at the conceptual stage of the design, offering sufficient detail to assistwith costing / pricing and supporting the tender process.

Gateway One Fire Statement

A Gateway One Fire Statement is a standalone document. The Fire Statement is focusedand concise, specific and relevant to the development, and proportionate to the scale, typeand complexity of the proposal. The completed Fire Statement Form is part of the planning application.

London Plan Policy

For buildings in Greater London, the London Plan Policy applies and fire safety must be considered at planning stage for all buildings. We provide a D12(A) Planning Fire Safety Strategy for small developments, a D12(B) Fire Statement for major developments and D5(B5) for any developments where a lift or lift core is installed. Where part or all of policy D12(A) is not relevant to the development, we provide a Reasonable Exception Statement (RES).

Detailed Fire Strategy

Our innovative, performance based Detailed Fire Strategy addresses the specific fire risks with a building to meet the functional requirements of the Building Regulations. The Detailed Fire Strategy is a complex report covering fire safety aspects B1-B5. It is written forsubmission to the Registered Building Control Approver (RBCA) and Fire Service, inconjunction with the building regulations application.

Gateway Two Fire Strategy

A Gateway Two Fire Strategy is a complex report for High-Risk Buildings (HRB’s). It covers fire safety aspects B1-B5 (Means of Warning and Escape, Internal Fire Spread (Linings), Internal Fire Spread (Structure), External Fire Spread and Access and Facilities for the Fire Service). It is written for submission to the Building Safety Regulator (BSR), in conjunction with the gateway two application.

CFD Modelling

Computational Fluid Dynamic (CFD) Modelling is undertaken to quantify risks such as extended travel distances. A virtual model of a building is created to assess the movement of smoke and issues such as, open atriums, tenability of escape routes and smoke control within fire-fighting shafts. CFD modelling can also be provided to model radiation of external fire spread, and cooker hobs within flats.

Means of Escape Review

An appraisal of the proposed fire safety design to identify issues with fire safety aspect B1, the means of warning and escape. Solutions to non-compliant areas of the design are identified and a range of requirements are detailed to ensure the means of escape is adequate for the proposed occupants.  

On-Going Support

On-going Support can be utilised at any time during the design process for additional work outside of our defined scope of services. Ongoing support could include clarification of fire safety queries and updating our relevant documentation, due to design changes.

Retrospective Fire Strategy

A Retrospective Fire Strategy addresses specific fire risks with an existing building, considering the fire safety guidance at the time of construction. The Retrospective Fire Strategy is a complex report covering fire safety aspects B1-B5 for an existing building. 

Third Party Review

An unbiased Third-Party Review, predominately for the Registered Building Control Approvers (RBCA), to provide appraisals of Detailed Fire Strategies and CFD Modelling produced by other fire consultancies. This could include reviewing Detailed Fire Strategies, Qualitative Data Review (QDR) CFD intent document(s), CFD reports and associated FDS input/output files.
